Building and Property Management Services
We pride ourselves on providing a fully comprehensive block management service that spans across all aspects of the process, extending far beyond regular, day-to-day building management. We oversee all aspects of preventative and responsive property management including:
- Management of the annual budget
- Pre-sales and post-sales completion matters
- Collection of service charges
- Instruction for the recovery of unpaid service charges
- Preparation of service charge statements
- Payment for general maintenance out of service charge funds
- Administration of buildings insurance and other insurances as required
Our team handles the supervision of staff, such as concierge, cleaners and gardeners, and administration of annual contracts. We also conduct regular property and estate inspections to check condition, and arrange minor repairs to buildings, plants, fixtures, and fittings. We deal promptly with enquiries from leasehold owners and residents, and maintain records on ownership.
Building Safety
We work alongside our clients to ensure their buildings have been registered with the Building Safety Regulator and can assist with meeting new and ongoing requirements and fire safety remediation. As well as providing Building Safety Co-ordination services to support the production of the safety case report, we implement the resident engagement strategy and maintain appropriate records in line with the safety case.
Facilities Management
We oversee responsive and preventative maintenance, service charge budgeting, client relations, and site inspections. We can also advise and provide CAPEX or other longer term PPM planning. Enjoy peace of mind with our extensive list of trusted suppliers and contractors. We are equipped to manage planned preventative maintenance works and handle day-to-day issues that arise.
Service Charge Accounting
We understand the importance of service charge accounting preparation and the timeliness of the production of accounts. Our service charge accounting team streamlines the process by preparing the service charge accounts to accord with service charge accounting requirement Tech03/11 or as required under the terms of the lease or transfer.
Company Secretarial
Company Secretarial services are available to clients and can be provided to ensure the company is compliant with their Memorandum and Articles of Association, minute taking, updating Companies House, providing a registered office address, and managing the appointments and resignation of directors.
Property Insurance
Working with an external insurance broker, our in-house insurance team will seek comprehensive cover from reputable insurance providers, reviewing and advising on sums insured and where valuation is required, excess levels, and terms of cover. The team will also offer claims support where claims are required to be made, following up with insurers for the swift progression of claims.
Lettings
Our dedicated lettings team provides a fully customisable suite of services from full management of residential property to rent collection only. Our in-house team is on hand to take care of the whole process from marketing, managing viewings, referencing, and tenancy agreements through to occupation and management of the tenancy. We routinely inspect all of our properties to ensure compliance and maintenance issues are reported and dealt with in a timely manner.

Fire Risk Assessments
As part of our commitment to providing a holistic property management service, we are able to offer fire risk management and fire door surveys through our sister company, Guide Fire Safety.
Pre-sales and Post-sales Services
Pre-sales Service
As part of our commitment to facilitating the smooth sale of properties we provide a specialised pre-sales service that includes the preparation of LPE1 (Leasehold Property Enquiries) & FME1 (Freehold Management Enquiries) information packs. These packs are essential components of the sales process providing important information about a leasehold/freehold property and block management arrangements.
Post-sale Completion Service
Our post-completion service is designed to ensure compliance with the property's lease or transfer documents. This includes receipting notices of assignment/transfer and mortgage and verifying that all requirements of the lease or transfer document of the property are complied with.
Service Charge and Ground Rent Payments
The seller must ensure that any outstanding service charges and/or ground rent payments are settled prior to the completion of the sale.
Updating Information Packs
The information contained within the LPE1/FME1 information pack is subject to change and we recommend requesting an updated pack if the LPE1/FME1 is 3 months or older, but we cannot update a pack if it is more than 6 months old, in which circumstances you will need to submit a new request for an information pack and pay a new fee.
